What Happens at a Check-out Inspection?
Our AIIC-accredited clerk visits the property on or after the tenant's last day and carries out a thorough end of tenancy inspection:
- Every room is inspected and photographed
- Current condition is compared directly against the original inventory report
- Any changes, damage or cleaning issues are documented with written descriptions and timestamped photographs
- Meter readings are recorded (gas, electric, water)
- Keys are collected and recorded
- The completed report is emailed to all parties within 24 hours

Check-out reports start from £100 for a studio up to £150 for a 5-bedroom property. All prices are fixed with no hidden fees — additional rooms charged at £10 each. Prices exclude VAT.
An inventory report documents the property condition at the start of a tenancy. A check-out report compares the property condition at the end of the tenancy directly against the original inventory — identifying any changes, damage or cleaning issues. Both reports work together to protect the deposit throughout the tenancy.
The tenant does not need to be present — our clerk can conduct the full check-out inspection without them. However tenant attendance is encouraged as it allows any issues to be discussed and agreed on the day. All parties receive the signed check-out report within 24 hours to review and raise any queries.
